Marketing We are firm believers that “ a photo speaks a thousand words” You wont find long boring descriptions on our adverts, but short catchy interesting statements with professional quality photographs. You property will be advertised immediately on our website. It will be instantly and automatically emailed to each applicant on our system who’s criteria it fits. Your property will also be advertised on Rightmove.co.uk and other web portals. Viewings Tenants can now book appointments online, this gives greater flexibility for us to manage our time, concentrating on getting your property let out as quickly as possible. Management We offer a fully comprehensive property management service, our experienced property management team have years worth of valuable experience and can handle almost any problems that may arise. To ensure your property is kept in the best condition, we organise an inspection every 3 months, afterwards a full report is sent to you. Inventories and Deposits Both you and the tenant will receive a comprehensive Inventory and Schedule of Condition of the property, this document is extremely important as it can be used as evidence in court if there is a dispute at the end of the tenancy. The tenants deposit will be held in our TDS approved, ring fenced client account . Authorisation is required off both landlord and tenant before the deposit can be released. Any disputes will be handled by an externally appointed Independent Case Examiner who will decide how the deposit is to be split. Check In and Check Out We will ensure that when your tenants move into their new home, the property is clean, tidy and well presented. We will ensure that your property has all of the relevant safety certificates. In addition we will take meter readings and advise the relevant utility companies of the new tenants. At the end of the tenancy, one of our property managers will attend, they will be responsible for ensuring that the property is returned to you in the same condition it was let. The property manager will take the meter readings, inform the utility companies and organise any necessary remedial works.
