Marketing
We are firm believers that “a picture paints a thousand words”. You won’t find long boring descriptions on our details, but short and to the point statements of fact with professional quality photographs.

You property will be advertised in our offices and on our website as well as rightmove.co.uk and other top sites. It will be instantly emailed to each applicant on our system whose criteria it fits and matched to all applicants.

Viewings
We conduct viewings on your behalf. We try to arrive early to pick up old post and get the property tidy before the viewing. We aim to give you feedback as soon as possible with the result of the viewing.

Management
We offer a comprehensive property management service, our experienced property management team will handle almost any problems that may arise and if the problem costs to put right we will get your authorisation first.

To ensure your property is kept in the best condition, we organise inspections throughout the year and feedback is sent to you.

Inventories and Deposits
Both you and the tenant will receive an Inventory and Schedule of Condition of the property, this document is important as it can be used as evidence in court if there is a dispute at the end of the tenancy.

The tenants deposit will be held in our TDS approved, account. Authorisation is required from both landlord and tenant before the deposit can be released. Any disputes will be handled by an externally appointed Independent Case Examiner who will decide how the deposit is to be split.

Check In and Check Out
We will ensure the property is clean, tidy when your tenants occupy the property. We will make sure that your property has all of the relevant safety certificates. In addition we will take meter readings and advise the relevant utility companies of the new tenants.

At the end of the tenancy we will attend a final inspection and ensure the property is returned to you in the same condition it was let. We will take the meter readings, inform the utility companies and organise any necessary remedial works.
